IMPORTANT INFORMATION REGARDING YOUR STAY

The City of Indio is very STRICT regarding the following Ordinances: The booking guest is responsible for all persons occupying the home during your booking dates.

OCCUPANCY
This home has an occupancy limit of 10 persons. There are no exceptions. The City of Indio’s citation for over occupancy is $1000 per occurrence which will be billed to the booking guest. In addition to the city citation, eviction will occur immediately (with no refunds) if the occupancy limit is exceeded.

AMPLIFIED SOUND
The municipal code for amplified sound is as follows: No radio receiver, karaoke machine, sound device, speaker, instrument, phone or any machine that produces any sound shall be heard beyond the property line at any time day or night. The City of Indio’s citation for amplified sound is $1000 per occurrence which will be billed to the booking guest.

Noise outside of Short-Term Rental
Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activity that create noise between the hours of 9:00 p.m. to 8:00 a.m. Sunday through Thursday and 10 p.m. and 8 a.m. Friday and Saturday. The City of Indio’s citation for Noise outside of Short –Term Rental is $1000 per occurrence which will be billed to booking guest.


Please keep in mind the noise ordinance. Music and Loud Noise restricted between 10pm - 8am. Noise violations will results in fees starting $1000. Noise cannot be heard passed the property line at anytime throughout your stay.

Parking is limited to 5 vehicles. All vehicles are to be parked in garage /driveway only. No street parking allowed at any time. Fees starting $500.

The space
For ease of use, the pool, spa, lights, bubblers, deck jets and spillway can be controlled with the touch of a button on a remote. To further your enjoyment, grab yourself a putter and practice your golf game while on vacation. This large putting green is equipped with two putters, three holes, and various green speeds and lighting for anytime use. A small seating area is located near by the greens for the spectators. Finish out your evening with family and friends around the gas fire pit. You can also gather around the outside sectional and watch your favorite sports game or dine alfresco on our eight person dinning table. Feel free to cool down while you eat with continuous patio misters that provide relief for those hot days. Also on the patio is a large gas grill with rotisserie and searing functions near the pool. On the side yard there is an outdoor ping pong table with paddles and balls for the ultimate 2v2 game. The entire back yard is illuminated with LED lighting to enhance your getaway experience.

All occupants will be equally pleased with the open floor plan and lux interior. The chefs kitchen features dual islands for easy entertaining. All small appliances like waffle iron, Keurig, toaster, kitchen aide mixer, and more are all provided for your cooking experience. There is also seating for 13 in the spacious kitchen and dinning area. The living room accommodates multiple seating arrangements to ensure viewing on the flat screen, smart TV. Feel free to use the fireplace for those cooler nights. Next to the fireplace is a wet bar to mix your favorite cocktails. In the game room you will find many board/card games and a foosball table.

PLEASE NOTE:

Must be 25 years of age or older to rent this home. NO PARKING on street - Car will be towed and guest is responsible for all costs to pickup vehicle. HOA will access a fee for street parking or parking sideways in driveway. Quiet time is from 9PM to 8 AM Sun-Thursday and 10pm to 8am Fri-Sat. Noise violations will result in $1000 fine per occurrence and will be paid by guest. Pool and Spa heat is available October - April for an extra charge of $100/night ** Pool heat to 88 degrees and Spa heat to 103. ** Please note that Pool and Spa heat must be for the entire reservation ( total nights booked) or none at all** Please be advised Pool and Spa heat must be paid in full 48 hours before check in as it takes time for the pool to heat to 88 degrees. Beds: 8 beds total (sleeps 12 max) 1 King, 2 Queens, 2 Doubles, 1 Queen Pullout (Living Room) 1 twin sleeper chair ( second bedroom) and 2 twin rollaways. Pack and play also available.
Master bedroom: King bed and 55" flat screen, Smart TV. En suite bathroom, double vanity sink, soaking tub, and large standing shower with blue tooth speaker, and makeup vanity. Large walk in closet.

Queen Casita: Two queen beds with 55" flat screen, smart TV. Twin sofa sleeper chair. En suite bathroom with vanity, large standing shower with blue tooth speaker. Large walk in closet.

Bedroom #3: Two double beds with 55" flat screen, smart TV.

Location: Montage is in one of the very best locations, just off the Golden Mile Avenue 49; minutes from top golf resorts, restaurants and shopping in La Quinta, just around the corner from the Empire Polo Club, and near La Quinta Resort, and Indian Wells Tennis Gardens.

Highway 111 is two lights down, with Costco, Target, Walmart , Ralphs, Starbucks, and all the shops along 111. El Paseo is 10 minutes away. Interstate 10 is also extremely close allowing you to quickly head to Palm Springs, Cabazon Outlets, and other Coachella Valley destinations.

Trash Bins should remain behind side gate at all times. A service will pick up trash from side yard at appropriate time.

Our home needs to be maintained to keep it looking it best. Maintenance workers may come through the side gate at anytime during your stay. Landscaper will service yard on Wednesdays or Thursdays, Pool will be serviced 4x a week.

WHAT TIME IS CHECK-IN AND CHECK OUT?

Check in is after 4PMlocal time, and check out is no later than 10AM. Early check in and late check out may be available for your reservation. There is a fee of $400 for both or $200 for either early check in or late check out.

WEAR shoes /sandals on concrete decking and turf and putting green . Temperatures can exceed 120 degrees. Can result in burn if feet are not protected .

Neighborhood overview
Montage is a gated community with quaint streets and gorgeous flowers. Within walking distance to Coachella, Stagecoach, Empire Polo Fields. Close to Indian Wells Tennis, El Paseo, and 22 miles to Palm Springs. Close to top golf venues and casinos. Joshua Tree state park entrance is approximately 45 minute drive. Close to HITS thermal park, and Thermal airport. 5 minute drive to old Towne Laquinta. 5 Minute drive to PGA WEST, Silver Rock, Trilogy , and other top courses.
Getting around
Enjoy the Santa Rosa Mountains as you walk around this beautiful gated community. Hwy 10 and Hwy 111 are close by.
